Eligibility:
To reside at Finlandia Villas you must meet the following criteria:
- You must be more than 65 years of age (for couples, one person must be more than 65 years of age
- You must be capable of living independently (as certified by a doctor)
- Your application for a villa licence must be approved by the CEO according to the guidlines set by the AFRHA Board
The licence to occupy:
The entry cost of a villa is in relation to the licence fee applicable to a particular Villa.
Residents purchase the 'licence to reside' in the villa while they are fit to live independently or until they to leave. The licence is registered with the Queensland Stamp Duties Office, in similar fashion to a lease. The licensee and AFRHA sign a licence agreement setting out the conditions and obligations of the resident and of AFRHA.
Ongoing charges and fees:
There are ongoing costs of residency at Finlandia Villas. General service charges must be paid for by the resident(s) of each villa. These fees cover all the costs of running the complex and are the responsibility of residents. The fees are adjusted annually and contribute to the costs such things as:
- Rates, land taxes and insurances
- Wages and salaries of Finlandia Villas team members and employees
- Gardens and grounds maintenance
- Pool maintenance and running costs
- Electricity for external lights, pool pumps, etc
- Maintenance of the external parts of villas.
The resident is responsible for his/her own electricity, telephone expenses, contents insurance and any maintenance on their own personal items.
Exit arrangements and entitlements:
Like most retirement villages, Finlandia Villas has a schedule of charges including a deferred management fee, which applies when a resident 'exits' their villa or surrenders their villa licence.
